Okay, you’ve settled down a little bit. You’re hesitatingly willing to work with your Realtor to make changes that will give your house the best chance of selling for the highest price our market will support. It’s not too late!
Following are the rest of the suggestions, intended for houses that have been on the market without selling, from the Texas Association of Realtors:
Condition (maintenance problems): Freshen up and review ways to improve.
Condition (major problems): Rehab as necessary, new carpet and paint.
Cosmetic allowances have not enticed offer: Rehab as necessary, remove allowance.
Location not desirable: Compensate with price adjustment.
Property showcased poorly: Hire staging professional or ask Realtor for suggestions.
Property not easy to show: Make property more accessible with lockbox.
Pets (odor, soil and intimidation): Deodorize carpet, cage pets when not home.
Neighbors or neighborhood: Counsel with neighbors regarding interference and condition of their properties. Obviously, this is hard to do. The other solution is reduce price.
External influences (highway, etc.): Adjust price, gather accurate data and prepare fact sheet.
